The space

Large master suite overlooking the backyard. Features a king bed with memory foam mattress, plenty of storage space with a dresser and large closet. There is also an attached, private, full bathroom.

▪ 2nd Bedroom ▪
Bright and vibrant bedroom offering a queen bed with memory foam mattress, a closet,and dresser.

▪ 3rd Bedroom / Office▪
This bedroom has a bunk bed with a full bed on the bottom and a twin bed on the top, although the listing photo only shows a twin bed. It also has a closet and a desk with a comfortable desk chair – great for remote work!

- Air fryer, microwave, coffee maker, toaster

- During the colder months (approx. November-April) the patio furniture is put in storage

Two yoga mats, a doorway pull-up bar, a resistance band, and PowerBlock adjustable dumbbells (24lbs/11kg each) are located in the entryway closet for guest use.

▪ Parking▪
- 2 free parking spaces on the left side of the house
- There is one uncovered space and one covered space under the carport
- Free overnight street parking in front of the house
- Please do not park in the driveway on the right side of the house.
Guest access
You will have access to the entire upper guest unit with your own private entrance and self check-in. My fiancé and I live in the basement unit of the house. However, there are no shared indoor areas. Even though we live in the basement unit, our guests have told us they hardly notice we are there. You'll feel like you have the place to yourself!
Additional notes
-IMPORTANT: For insurance purposes, after booking I will send you a link to a form so you can enter your name, phone number, email address, and date of birth.
-There are 6 stairs in the unit that separate the main level from the bedrooms and bathrooms.
-A pack and play with a bassinet insert is the master bedroom closet for infants.

Guest interaction
My husband and I are avid hikers (My husband hiked the Pacific Crest Trail in 2021) and skiers so we will be around to give you recommendations for hikes and other outdoor activities in the area. We are always a message or call away if you need anything during your stay!
Neighborhood overview
You can’t find a more convenient location. Located 1 mile from I-70, you’ll be in the foothills in 15 minutes and at ski mountains in as little as an hour. Downtown Denver is only 15 minutes away. Olde Town Arvada is 6 minutes away where you’ll find a lovely, walkable downtown with superb restaurants, boutique shops, and historic buildings. Regis University is only 8 minutes away.

This bnb is only 1/4 mile from a supermarket, Starbucks, liquor store, gas station, and several restaurants. The Denver light rail is 1/2 mile away if you are coming from the airport or downtown and don’t have a car. If you do have a car, there are two off-street parking spaces (one car fits under the carport) and abundant free street parking. Have an electric vehicle? EVgo charging stations are a 5-minute walk away.

The neighborhood is extremely safe and walkable. There is a park 2 blocks away for a lovely evening stroll along with a playground for the little ones to play on.
